What Community Management Services does Centennial offer?

Our Full Service Management includes:

  • Administrative
    • Receive and resolve all owner, vendor and other association communications.
    • Interactive Web Portal for owner access only.
      • Includes real-time account history, announcements, calendar, HOA documents, service requests, online payments, and more.
      • Board-only features, including the ability to generate any financial report as of any date.
    • Board and Annual owner meeting attendance.
    • Provide meeting agendas, to be tailored to your existing agenda, but generally including Architectural, Violation, and Maintenance detailed reporting, Financial review, and any other pertinent discussion of HOA matters.
    • Administer website, if applicable.
    • Interact with title companies, realtors, and other parties on all home sales, utilizing CondoCerts for document processing.
    • Obtain insurance quotes.
    • Retain electronic documents for all ARC requests, violations, maintenance projects, correspondence, and financial transactions.
    • Provide Welcome Packet information to all new owners.
    • Bi-weekly property inspections.
  • Finance & Accounting
    • Maintain fiscal records.
    • Accounts Receivable
      • Billings, collections, weekly deposits; includes lien filings, correspondence with HOA attorney.
      • On-line dues payments and owner-directed ACH are available.
      • Email or mail dues statements.
    • Accounts Payable – Process payments for all invoices utilizing online payment processing portal.
    • Financial Statements – Prepare monthly Balance Sheet, Income Statement, Budget, A/R and A/P aging, and any other required reports (emailed monthly to the Board).
    • Prepare annual budget.
    • Ensure all required tax returns and corporate forms are filed.
  • Governance
    • Rules enforcement, including
      • Violation correspondence and follow up.
      • All violations are tracked and retained electronically.
      • Letters include pictures of violation if applicable.
    • Assist Board with Architectural Review process, including

    Accumulation and retention of all pertinent details on ARC requests for Board review/approval, and communication with owners

  • Maintenance Services
    • Manage all grounds and maintenance services and projects.
    • Procure, organize and present bids as needed.
    • Ongoing evaluation of contractors and services provided.
